Capital Smart City (CSCI) is a grand, state-of-the-art residential project in Pakistan. It is the first ‘Smart City’ in Pakistan and 4th one in Asia. Capital Smart City Islamabad is a joint collaboration between Future Holdings Developments and Habib Rafiq (Pvt). The Habib Rafiq (Pvt) is a well-known name in the real estate industry in Pakistan, they are developers of Bahria and DHA in Islamabad. They have also successfully executed their own housing societies in Sargodha, Multan, and Sahiwal by the name of Royal Orchard Sarghodha, Royal Orchard Multan, and Royal Orchard Sahiwal respectively.
Future Developments Holdings (Pvt.) Limited (FDHL):

Master Plan of CSC:
The Master plan of the society was given to a Singapore based consultancy firm named Surbana Jurong (SJ). It is designed by Norman Foster.

A large part of the master plan of the Smart City is focused on enhancing the natural features of the society and the plan includes new infrastructure such as a public transport network with strategically placed stations, Central Boulevard and a cascade of high-rise buildings are all integrated into the master plan of Capital Smart City Islamabad. The concept of this project revolves around the idea that the innovative new destination will provide an opportunity to live, work and play, and attract foreign investment.
Capital Smart City Location:
The Capital Smart City Islamabad (CSCI) is located in the Rawalpindi Region of Islamabad, near the new Islamabad International Airport. The project is located at Lahore-Islamabad Motorway at a distance of 9.2 km from M-2 Toll Plaza near Thalian interchange, falling on the eastern route of CPEC. Only 5-6 minutes away from the New Islamabad Airport.

NOC and Planning Permission:
The No Objection Certificate (NOC) of Capital Smart City Islamabad was approved by the Rawalpindi Development Authority (RDA) and is one of the legal housing projects in that area. However, the first NOC granted to society is currently under revision due to the additional land acquired so the housing society is awaiting its NOC for the revised plan for the extended blocks in the society. It is expected to be granted soon.
